U-M and EMU Winter 2027 Calendar Notes
- University of Michigan Winter 2027 classes end Tuesday, April 27. Exams run April 29–30 and May 3–6, and commencement activities are May 6–9, 2027.
- U-M's Fall 2026 classes began Monday, August 31, 2026 That's a week later than several Ohio schools in this guide.
- Eastern Michigan University's Winter 2027 final exams in Ypsilanti run April 27 to May 1, 2027, finishing several days before U-M's.
- Ann Arbor's Right to Renew ordinance (formerly the Early Leasing Ordinance) says a landlord can't show an occupied unit to prospective tenants, or lease it to another tenant, until 210 days into the current lease. It covers leases of at least 8 months in city limits entered after March 17, 2024. Check the city's guide for the details that apply to you.

How Ann Arbor's Lease Rules Affect Turn Planning
Under the 210-day rule, you may know which Ann Arbor units are renewing and which are turning over later than in towns without it. We don't need a final list to start planning. Send us the total unit count and the move-out and move-in dates first, and update the list of units that actually turn once renewals are settled. Ypsilanti units near EMU usually free up a few days before Ann Arbor's, so a manager with rentals in both cities can turn Ypsilanti first.

Ann Arbor Student Housing Cleaning Questions
Do you have an office in Ann Arbor?
No. Our only office is in Toledo, Ohio. We schedule Ann Arbor and Ypsilanti turnover projects in advance and travel up for them.
We won't know which units renew until later in the lease. Can we still book?
Yes. Book with your total unit count and dates, then send the final list of turning units when renewals are settled. Under Ann Arbor's Right to Renew ordinance, that list may firm up later than you're used to.
Can you turn units in Ypsilanti near Eastern Michigan as well?
Yes. EMU's winter 2027 exams end May 1, a few days before the University of Michigan's, so Ypsilanti units can be scheduled first.
Is the U-M move-in deadline really that late?
U-M's Fall 2026 classes began August 31, 2026. Check your own leases for the actual move-in date, but Ann Arbor turns often have a little more summer room than Ohio turns.
