What We Clean in a Student Housing Turn
Every scope is written per property. These are the usual parts.
Unit turns between leases
Kitchens (inside the fridge, oven and microwave, cabinets and counters), bathrooms (tub, shower, toilet, vanity and mirror), bedrooms and closets, baseboards, doors, switch plates and windowsills, and floors in every room.
Trash left behind
Bagging and removing the loose trash and food students leave in units, so the clean can start. Tell us if you expect furniture or bulk items, and the quote will say what's included.
Common areas and stairwells
Hallways, stairwells, entries, mail areas and elevators. These take the hardest beating during move-out week.
Clubhouses and leasing offices
The rooms prospective residents and parents see first, cleaned for move-in weekend and on a regular schedule the rest of the year.
Fitness rooms and study lounges
Equipment wipe-downs, mirrors, mats, furniture and floors.
Trash and laundry rooms

Send your unit list
Tell us how many units, their sizes (bedrooms and baths), the buildings, and your move-out and move-in dates.
Walkthrough and written scope
We walk a sample of units or review the list and photos you send. Then we write the scope per unit type, the daily unit targets and a price.
Turn window
Units are cleaned in the order you set, building by building. Common areas and floors are scheduled around the unit work.
Ready for move-in
Before keys go out, you get a list of finished units and anything we noticed that needs maintenance.

Student Housing Turnover Cleaning FAQ
Who can turn over 40 student units between the May move-out and the August move-in?
We can quote it. Send us the unit count, the bedroom and bath mix, and your actual dates. Most of the work happens in the weeks right after leases end, so we plan daily unit targets against your window and put that schedule in the written quote.
How is student housing turnover cleaning different from a regular move-out clean?
A move-out clean is one unit at a time. A student turn is dozens of units that all empty at once, usually in worse shape, with a hard move-in date. That changes the planning: unit order, crew size per day, trash removal and floor care all have to fit the same window.
Can you clean several units or buildings in the same week?
Yes. Batching units by building is the usual way to run a student turn. You set the priority order, for example the units with the earliest move-in or the ones with scheduled tours.
Do you only do turnovers, or year-round cleaning too?
Both. Many student communities need the clubhouse, leasing office, fitness room, hallways and trash rooms cleaned every week, with a bigger unit-turn project once a year.
Do you work outside Toledo?
Yes. Our only office is in Toledo, and we schedule student-housing turnover projects in Bowling Green, Ann Arbor, Columbus, Cleveland, Dayton and Cincinnati. Out-of-town turns are planned in advance, so contact us as soon as you know your dates.
How is a student turn priced?
Per unit, by unit size and condition, with common areas and carpet care listed separately. You get a written price after a walkthrough or a review of your unit list.
How far ahead should we book a summer turn?
As soon as you know your lease end and move-in dates. Spring is when turn calendars fill, so an early unit list gives you the most scheduling options.
